What to look for when viewing a property

For the majority of us, buying a home is the biggest financial commitment you will make in your lifetime and is one of the largest factors in determining what our quality of life looks like. In turn, it makes the utmost sense to plan your property purchase with military precision.

Here are just a few suggestions that may you help make the right decision.

Create a spreadsheet and list the most important criteria to you when seeking a new home.

  • Take your time – view the property more than once and if possible take along another pair of eyes and ears to gain a different perspective.
  • How long has the property been on the market and has the price been dropped in that period? Why?
  • Has the property been sold a number of times, in a relatively short period? Why?
  • Don’t be too polite to find out about any immediate neighbours and the neighbourhood itself.
  • Which direction does the garden face?
  • Can you speak directly to the sellers rather than just the Estate Agents? Don’t be afraid to ask any questions you think are material.
  • What local plans could impact on the property?
  • Don’t be too shy to ask the agent the minimum price the seller will accept.
  • Once committed have a professional survey taken of both the interior and exterior. They will often find things that you may not have been aware of. It can often be a false economy not to do so.
  • “Buyer Beware” at all times!
