What Are the 10 Most Asked Conveyancing Questions Asked of Solicitors?

Buying or selling a home can feel like trying to decode a foreign language, stamp duty, searches, exchange, completion! As conveyancing solicitors based in offices across Kent, in Ashford, Cranbrook and Hythe we’ve heard every question under the sun. So, in this article Conveyancing Executive Catherine Barnet provides answers to the 10 most frequently asked conveyancing questions answered clearly, honestly, and with just a dash of good humour.

If you are thinking of buying or selling a property and want to discuss matters with our Residential Conveyancing Lawyers , please contact your local Kingsfords office in Ashford, Cranbrook or Hythe  to discuss how we can help.

1. How long does conveyancing take?

On average, conveyancing takes around 8–12 weeks, though every transaction is different. Chains, mortgages, or missing paperwork can cause delays (and grey hairs). Our Ashford, Cranbrook and Hythe team keeps you updated every step of the way so you’ll never be left wondering what’s happening behind the legal curtain.

2. What exactly does a conveyancing lawyer do?

We handle all the legal work of transferring property ownership  from checking the title deeds to managing funds and liaising with the other side. Think of us as your home-moving bodyguards: protecting your money, your interests, and your sanity throughout the process.

3. How much does conveyancing cost?

Fees vary depending on the property price and type (leasehold, freehold, shared ownership etc. We always give clear, upfront quotes, typically on a fixed fee basis — no nasty surprises or “mystery” extras.

4. What are property searches and why do I need them?

Searches check for hidden issues like flood risks, planning restrictions, or contaminated land. They’re essential to avoid buying a home with unwanted surprises (like a sewer under your conservatory). In Kent, for example, we often check for local planning or drainage quirks specific to the area.

5. When do I pay the deposit?

The deposit (usually 10% of the purchase price) is paid when you exchange contracts, not before. Until that point, either party can walk away — but once exchanged, it’s legally binding. Don’t worry — we’ll handle all the payments safely through our protected client account.

6. What’s the difference between exchange and completion?

Exchange is when everyone signs and commits legally; completion is when you get the keys and the kettle goes on. There’s often at least a week between the two, though we’ll guide you on timing that works for both sides. It is not uncommon for there to be a period of four weeks between the two, to allow for house clearance and other practical steps like notifying your energy company providers.

7. Do I need to be present to sign documents?

Not usually. Most of our work can be handled online or via post. Modern conveyancing means you can sign, scan, and celebrate from the comfort of your sofa no need to dash to our Kent offices unless you fancy a cuppa and a chat.

8. What happens if the sale falls through?

If your sale or purchase doesn’t complete, you’ll only pay for the work done up to that point (such as searches or checks). We’ll always advise on the best way forward and if needed, help you dust off and start again.

9. How do I speed up the conveyancing process?

The best trick? Be document ready. Have your ID, mortgage offer, and forms completed promptly. Quick responses mean quicker completions. And remember communication is key. We promise not to pester you too much, just enough to keep things moving nicely.

10. Why should I choose local Kent solicitors over an online one?

Local knowledge makes a big difference. We know the Kent and East Sussex areas, local councils, and potential property quirks (hello, flood zones and ancient rights of way). Plus, with us, you get a real person on the end of the phone — not a faceless call centre from some obscure town you may  never heard of – let alone visited.

Final Thoughts

Whether you’re buying your first flat, or house, selling your family home, or eyeing up a countryside escape across the Weald, we’re here to make conveyancing as smooth and stress-free as possible. No jargon, no hidden fees  just friendly, expert advice to get you moved in with confidence.
