  1. Get Your Legal Pack Auction-Ready Early - The legal pack is the backbone of any auction sale. It typically includes title documents, searches, special conditions of sale and replies to enquiries. Missing information can spook bidders or suppress bids. Instructing solicitors early allows time to identify and resolve issues before the property goes live rather than firefighting days before the auction.
  2. Be Honest About the Property (Warts and All) - Auction buyers expect quirks, but they don’t appreciate surprises. If there are rights of way, restrictive covenants, planning issues or access problems, disclose them clearly. Transparency builds confidence and protects you from post-auction disputes which can be costly and stressful.
